TERMS OF SERVICE:
These Terms of Service (the “Terms”) govern your access to and use of the facilities, website,
online services, and on-site activities provided by Las Ruinas Bathhouse & Gym LLC (“Las
Ruinas,” “we,” “our,” or “us”).
By entering our facilities, booking a service, using our website, or signing the Assumption of
Risk, Release of Liability, Waiver of Claims, and Indemnity Agreement (the “Waiver”), you
agree to be legally bound by these Terms.
If you do not agree, you may not use our Services.
1. DEFINITIONS
“Services” means access to the Las Ruinas Bathhouse & Gym facilities and any related
activities, including but not limited to sauna and steam rooms, relaxation pools, cold plunges,
gym equipment, personal training services, treatment rooms, wellness spaces, outdoor areas,
retail areas, and any
programs, workshops, classes, events, or experiences offered by Las Ruinas.
“Facility” means all indoor and outdoor premises located at 104 Calle De La Cruz, San Juan,
Puerto Rico, including reception areas, changing rooms, showers, saunas, steam rooms,
pools, walkways, stairways, patios, vegetation areas, hammocks, swings, hallways, and any
equipment therein.
“Guest,” “you,” or “your” means any person accessing or using the Services.
2. ELIGIBILITY
By using the Services, you represent and warrant that:
You are 18 years or older.
You are physically fit and do not suffer from any medical condition that would make
participation unsafe.
You are not under the influence of drugs or alcohol in a way that may endanger
yourself or others.
You will comply with all posted rules, staff instructions, and safety requirements.
Las Ruinas reserves the right to refuse service to any person whose behavior, condition, or
conduct poses a risk to themselves, other guests, or staff.
3. HEALTH AND SAFETY
You acknowledge and agree that:
The use of saunas, steam rooms, cold plunge pools, gym equipment, and related
facilities carries inherent risks, including but not limited to slips, falls, heat-related
illness, fainting, cardiac events, drowning, allergic reactions, exposure to infectious
diseases, and contact with chemical agents used for cleaning and sanitation.
There are no lifeguards or on-site medical personnel.
You must follow all posted instructions, temperature warnings, and time limits.
If you have any medical condition—including heart conditions, respiratory issues,
pregnancy, high or low blood pressure—you should consult a physician before using
the Facility.
You may be removed from the Facility for unsafe behavior, intoxication, harassment, or
refusal to follow staff instructions.
4. ASSUMPTION OF RISK
By accessing the Facility or using the Services, you voluntarily and expressly acknowledge
that:
Use of the Facility involves many risks, dangers, and hazards, including but not
limited to slips, falls, burns, dehydration, chemical exposure, heat stress, cold shock,
muscle strains, allergic reactions, equipment malfunction, acts or omissions of other
guests, and exposure to infectious agents.
You freely and voluntarily assume all such risks, including the risk of personal injury,
illness, property loss, or death.
Nothing in these Terms waives rights that cannot legally be waived under Puerto Rico or U.S.
Law.
5. RELEASE OF LIABILITY (TO THE MAXIMUM EXTENT PERMITTED BY LAW)
To the fullest extent allowed by applicable law, you agree that:
You release Las Ruinas and its owners, officers, employees, agents, contractors,
insurers, successors, and affiliates from all liability for injuries, damages, or losses
arising from your use of the Facility, except to the extent caused by Las Ruinas’
gross negligence, reckless misconduct, or intentional acts.
You agree not to make any claim or demand against Las Ruinas for injuries or
damages arising from ordinary negligence.
You agree to indemnify and hold harmless Las Ruinas from claims arising from:
Your actions,
Your violation of these Terms, or
Injury or damage you cause to others while using the Facility.
This release applies to you and all persons acting on your behalf, including heirs, personal
representatives, and assigns.
6. PERSONAL TRAINING SERVICES
Participation in personal training sessions, introductory fitness sessions, small-group training,
exercise instruction, fitness coaching, strength training, cardiovascular training, stretching,
mobility work, and related fitness activities (collectively, “Personal Training Services”) is
entirely voluntary and involves inherent risks that cannot be eliminated regardless of the
level of supervision, instruction, or care exercised.
Such risks include, without limitation, muscle strains, sprains, ligament injuries, joint injuries,
falls, equipment-related injuries, overexertion, dehydration, dizziness, fainting, aggravation of
pre-existing conditions, cardiovascular events, illness, permanent disability, and death.
By participating in any Personal Training Services, you represent that you are physically
capable of participating, have disclosed any condition that may affect safe participation, and
have either consulted with a physician or voluntarily elected not to do so. Personal trainers
are not physicians, physical therapists, or other licensed healthcare providers and do not
provide medical diagnosis, treatment, rehabilitation, or medical advice.
You voluntarily assume all risks associated with participation in Personal Training Services
and agree that such participation is undertaken entirely at your own risk.
To the fullest extent permitted by applicable law, you release, waive, and discharge Las
Ruinas Bathhouse & Gym LLC, LR Baths LLC, their owners, officers, employees, agents,
contractors, independent-contractor trainers, affiliates, insurers, successors, and assigns from
any claim, demand, liability, damage, loss, cost, or expense arising out of or relating to
participation in Personal Training Services, except to the extent caused by gross negligence,
reckless misconduct, or intentional misconduct that cannot legally be waived.
You further agree that any independent-contractor personal trainer providing services at Las
Ruinas is acting as an independent contractor and not as an employee, partner, or agent of
Las Ruinas for purposes of professional fitness instruction. Las Ruinas reserves the right to
approve, suspend, or remove trainers but does not guarantee the outcome of any training
program, fitness instruction, or coaching service.
Las Ruinas may require execution of additional waivers, health questionnaires, informed-
consent documents, or program-specific agreements as a condition of participation in
Personal Training Services.
7. ALCOHOL USE
Alcohol consumption is NOT permitted, including consuming it off-site prior to entering the
Facilities, you acknowledge and agree that:
Alcohol may amplify risks associated with heat, cold, dehydration, or physical exertion.
You remain solely responsible for your own consumption and conduct.
Las Ruinas may deny service, remove a guest, or refuse entry to anyone appearing
intoxicated.
8. PERSONAL BELONGINGS
Lockers are provided for temporary convenience only & open after our closing time.
Las Ruinas is not responsible for lost, stolen, or damaged property, except where required by
law.
We recommend leaving valuables at home.
Lost and found items are discarded after one week.
9. NO PETS ALLOWED
No pets or animals are permitted within the bathhouse premises. This restriction is necessary
due to the presence of wet and slippery surfaces, confined shared spaces, and potential
health risks, including allergies of other guests. Management reserves the right to refuse
entry, remove any individual in violation of this policy, and enforce applicable fees or
penalties
without refund.
10. PAYMENT, BOOKING, AND CANCELLATION POLICIES
All purchases, entry fees, and service fees are non-refundable unless otherwise stated.
Spa or treatment cancellations require at least 24 hours’ notice; otherwise charges
may apply.
Prices are subject to change without notice.
11. USER CONDUCT
Guests must not engage in:
Harassment, physical or verbal abuse
Sexual misconduct or inappropriate contact
Use of cameras or recording devices in prohibited areas.
Maintain a quiet and peaceful environment. Loud voices, shouting, or disruptive noise
are not permitted.
Disruptive or unsafe behavior
Damage or misuse of property
Violation of these rules may result in immediate removal and possible legal action.
12. GDPR AND PRIVACY NOTICE (EU & INTERNATIONAL COMPLIANCE)
If you are located in the European Union/EEA or otherwise protected under international
privacy law, you have the right to:
Know what personal data we collect
Request access, correction, or deletion
Withdraw consent
Request data portability
File a complaint with your local Data Protection Authority
Las Ruinas processes personal data solely for operational, safety, booking, and legal
compliance purposes.
Data may be transferred to servers in the United States or Puerto Rico, subject to lawful
safeguards.
A full Privacy Policy will be available on our website.
13. INTELLECTUAL PROPERTY AND MEDIA CONSENT
You grant Las Ruinas the right to photograph, film, or otherwise record you within common
areas of the Facility, and to use your image in promotional or advertising materials unless
you notify us in writing at the time of check-in.
To ensure the privacy, safety, and comfort of all guests and staff, the use of cell phones or
other recording devices for the purpose of photographing, filming, or recording other
members, guests, or employees is strictly prohibited within the facility.
14. MODIFICATIONS TO TERMS
Las Ruinas may modify these Terms at any time.
Updated Terms will be posted on the website, and continued use of the Services constitutes
acceptance of the revised Terms.
15. GOVERNING LAW AND VENUE
These Terms are governed by the laws of the Commonwealth of Puerto Rico.
Any dispute, claim, controversy, or cause of action arising out of or relating to this Agreement,
the use of the facilities or services of Las Ruinas Bathhouse & Gym LLC (“Las Ruinas”), or any
interaction with Las Ruinas, whether based in contract, tort, statute, regulation, or equity
(collectively, a “Dispute”), shall be resolved exclusively and finally under Puerto Rico Law with
venue at the Court of First Instance, Superior Part, sitting in San Juan, P.R.
The parties knowingly and voluntarily waive any right to a trial by jury
Class Action Waiver.
To the fullest extent permitted by applicable law, any litigation shall be conducted on an
individual basis.
The parties expressly waive any right to bring, join, or participate in any class action, collective
action, or representative action, whether in arbitration or in court.
16. SEVERABILITY
If any provision of these Terms is found unenforceable, the remaining provisions will continue
in full force.

BOOKING TERMS & CONDITIONS
(Effective as of: December 1, 2025)
These Booking Terms & Conditions (“Booking Terms”) govern all reservations, purchases,
admissions, spa treatments, events, and other services booked through www.lasruinas.com,
our mobile systems, third-party booking vendors, or in person at Las Ruinas Bathhouse &
Gym LLC (“Las Ruinas,” “we,” “our,” or “us”).
By placing a booking, you agree to these Booking Terms, the Website Terms of Use, the
Privacy Policy, and the Assumption of Risk & Liability Waiver required for entry.
1. Eligibility for Bookings
1.1 You must be 18 years or older to make a booking.
1.2 Guests under 18 may enter only when explicitly permitted and only with a parent or
legal guardian.
1.3 You represent that the information you provide is accurate and that you are legally
able to enter into binding agreements.
2. Booking Process & Payment Authorization
2.1 A booking is confirmed only after full payment or valid payment authorization.
2.2 By submitting your payment information, you authorize Las Ruinas to charge the
applicable amount, taxes, and fees.
2.3 Las Ruinas may use third-party platforms (e.g., Stripe, Toast, Mariana Tek) to
process
payments.
2.4 All guests must present valid identification upon request.
3. Pricing & Taxes
3.1 Prices are listed in U.S. Dollars (USD) and are subject to applicable Puerto Rico taxes.
3.2 Prices may change at any time prior to booking confirmation.
3.3 Promotions and discounts may have restrictions and are subject to availability.
4. Cancellation, Modification & No-Show Policies
Policies may differ depending on the type of booking:
4.1 Day Passes & General Admission
Cancellations within 24 hours → no refund
No-shows (failure to appear) → no refund and no credit
Pass is valid for 2 hours & 30 minutes.
4.2 Spa Treatments / Massages / Wellness Services
Cancellations must be made at least 24 hours in advance → refund or credit
Cancellations inside 24 hours → 100% charge applies
Late arrival of more than 10 minutes may shorten your service without refund
No-show → full charge, no refund
4.3 Membership Bookings
Membership policies (billing cycles, freezes, cancellations, and upgrades) are governed by the
Membership Agreement that members must sign.
4.4 Special Events / Private Bookings
Subject to event-specific cancellation policies
Deposits may be non-refundable
Damage deposits may apply
5. Entry Requirements & Mandatory Waiver
5.1 All guests must sign the Liability Waiver before entering the premises.
5.2 Guests who do not sign the Waiver will not be allowed entry, and no refund will be
issued.
5.3 Guests may be required to present valid identification.
6. Health, Medical & Safety Requirements
6.1 By booking, you acknowledge that Las Ruinas involves heat, cold exposure,
physical exertion, and elevated sensory conditions.
6.2 You must disclose any conditions that may affect safe participation, including:
Pregnancy
Cardiovascular issues
Heat sensitivity
Respiratory conditions
Mobility limitations
Health conditions impacted by sauna/steam/hydrotherapy
6.3 Las Ruinas reserves the right to refuse service for safety reasons.
6.4 Intoxicated guests will be denied entry with no refund.
6.5 Personal Training Services. Guests that choose to participate in Personal Training
Services acknowledge that their participation is voluntary and accept that physical activity
involves inherent risks. In addition, they further acknowledge that:
Participants assume all exercise-related risks.
Medical clearance is recommended where appropriate.
Trainers are not healthcare providers.
Health conditions affecting participation must be disclosed.
Stop immediately if pain, dizziness, or illness occurs.
Approved independent-contractor trainers may provide services.
Additional waivers or health forms may be required.
Las Ruinas may suspend participation for safety reasons.
Participants must follow trainer and staff instructions.
Participation is subject to all liability waivers and releases contained in these Terms.
7. Conduct, Behavior & Grounds for Immediate Removal
You agree to comply with all posted rules and staff instructions.
Las Ruinas may remove any guest without refund for:
Aggressive, disruptive, or disrespectful behavior
Harassment or inappropriate conduct
Intoxication or drug use
Violating privacy or recording other guests
Damage to property
Violations of health, safety, or hygiene standards'
Removal is at the sole discretion of management.
8. Personal Belongings
8.1 Lockers are provided for temporary use only.
8.2 Las Ruinas is not responsible for loss, theft, or damage to any personal property.
8.3 Unclaimed items may be discarded after a reasonable period.
8.4 Our Lost & Found saves belongings up to 1 week. If not acquired before they will be
discarded.
9. Gift Cards & Credits
9.1 Gift cards are non-refundable and not redeemable for cash.
9.2 Credits or promotional vouchers may expire according to their terms.
9.3 Lost or stolen gift cards will not be replaced.
10. Service Interruptions, Closures & Force Majeure
Las Ruinas may modify or cancel bookings due to:
Weather
Safety concerns
Equipment failures
Mandatory government orders
Events beyond our control including “acts of God”.
When Las Ruinas cancels a booking, you may receive:
A refund or
A credit for future use
Las Ruinas is not liable for any additional costs (e.g., travel, lodging).
11. Chargebacks & Payment Disputes
By booking, you agree:
Not to seek a chargeback without first contacting Las Ruinas
That unjustified chargebacks may result in:
Account suspension,
Collection actions, or
Recovery of fees and administrative costs
This paragraph is enforceable under Puerto Rico law.
12. Photography & Recording
12.1 No recording, photography, or filming of other guests is permitted.
12.2 Staff may ask you to stop recording at any time.
12.3 Violation may result in removal without refund.
13. Limitation of Liability
To the fullest extent permitted by law:
Las Ruinas shall not be liable for indirect, incidental, punitive, or consequential
damages.
Physical entry to the facility is governed by the separate Waiver, which must be
signed on-site.
This clause does not exclude liability where prohibited by Puerto Rico law (e.g., gross
negligence).
14. Governing Law & Venue
These Booking Terms are governed by the laws of the Commonwealth of Puerto Rico, with
exclusive venue in San Juan, PR.
15. Updates to Booking Terms
Las Ruinas may revise these Booking Terms at any time.
Updated versions will be posted on the Website and become effective immediately.
Your continued use of the booking system constitutes acceptance.
